The art of sales is replete with plenty of lead-generation and marketing systems, websites and toll-free hotlines that promise to bring prospects knocking down your door. But is it possible that there’s another factor-one that we only give periodic lip service to- that might be the real missing key to top producing success?
Napoleon Hill made his mark in the early 1900’s with his landmark book, Think and Grow Rich.
In fact, it’s no surprise that many, if not most, of America’s noted self-development gurus admit that Hill’s book opened doors (& minds) and served as the catalyst for massive and on-going success. Interestingly, numerous real estate coaches and top brokers and sales coaches and trainers from all industries will note the same claim to fame. What was it about Hill’s book that hit home for so many? He acknowledged the power of the mind: we get what we think about.
Not to insinuate that Hill’s ideas suggested we think nice thoughts and then sit around on our laurels waiting for prospects to drop from the sky. Indeed, action is the impetus of measurable results, but before anything-comes the power of thought. When Hill wrote his book, some of his ideas seemed a little bit beyond the ozone layer. However, something gave rise to his credibility. Since steel magnet Andrew Carnegie commissioned Hill to set about the 20-year task of interviewing the richest men in America-men who had last names like Firestone, Woolworth and Wrigley, not to mention Thomas Edison himself-credibility was difficult to challenge.
Fast forward 100 years or so and let’s consider how we can use that ageless wisdom and technique to find prospects and close transactions. While Hill’s verbiage included less explanation than what today’s quantum physics can define a bit better, the fact is that we get what we focus on. If you focus on a deal falling through, catching a cold or getting a flat tire, please don’t be surprised when the dreaded event occurs. In fact, with enough consistency, you can almost bank on it.
While so much press has been given to the movie, The Secret, that it’s surely not a secret anymore, many advocate viewers seem to miss the whole point, and others insist it’s because the whole point isn’t included in the film. In writing somewhere around seven books now (I only lose track because I’ve written hundreds in my mind!) I can tell you that my very first book, Girl Gets World, from 2000, focused on the law of attraction and every book thereafter (with the exception of one real estate book that was more pragmatic). That said, hundreds, no, make that thousands of authors, speakers, trainers and gurus alike have been major proponents and teachers of “the secret.” So why all of a sudden did America seem to wake up and run to the video store?
My guess is that it was simple and “dumbed” down in a way that everyone could “get it.” You see a beautiful diamond necklace, you imagine yourself wearing it, and presto! You wake up and it’s on your neck. So no, it’s not that easy as most of us have figured out. However, and this is what’s important, the idea of “the secret” has gotten more people interested than ever before into understanding a bit about the law of attraction and how it can improve (and sometimes save) lives. And, I suspect if Napoleon Hill had created a Technicolor movie replete with catchy sound bites from Andrew Carnegie and Thomas Edison, well, Mr. Hill might just have won an Academy Award.
There are no tricks or patentable “methods” for using the law of attraction. In fact, it works with our without your buy in, effort or attention. Like gravity, but more difficult isolate and prove. It’s there, though, trust me. So, we all-especially those of us in sales!-would do well to explore the not-so-secret-secret should we wish to excel beyond all rhyme and reason.
The trick is to use this technique to create a healthy business. To constantly keep your mind as focused as possible on the results you do want as opposed to worrying about those you do not want. Unfortunately, we live in a time when negative focus is the order of the day. Just think about it. People are always talking about how the economy is bad and things could get worse; that kind of focus is creating more of the same even if we don’t mean for it to transpire that way.
Fortunately, some-not most, but some-salespeople are aware that success in sales starts with the mental aspect; your mind-set. Even top producers in any industry who have never read about or understood the power of their thoughts are using those positive thoughts to create more sales.
Why not take a chance and try embracing the practice of positive thought and expectation? See the preferred end-result in everything you do, every action you plan on taking. Then take that action, keeping your mind constantly and powerfully focused on the excellent outcome you want to occur. Watchdog worrisome, negative thoughts and fears and replace them with determined, desired results. It might be worth the effort…what do you think?

Now, more than ever, staging a home for sale can be the most important thing a seller can do. By following a few tips from the experts, a seller can increase the value of their house as well as reduce the length of time it is on the market.
Staging a home can mean the difference of thousands of dollars. The U.S. Housing and Urban Development reports that a staged home will for an average of 17 percent higher than an un-staged home. That means a house listed at $250,000 can see an increase of close to $43,000. And those who spent approximately $500 on staging increased their home’s value by an average of $1,715. Since most homeowners have difficulty seeing their house objectively, it may be beneficial to request help from friends, a realtor, or a staging professional.
Preparing the house for a showing can be a time consuming process, and research shows that the longer a house stays on the market the lower the selling price will be. Staging a house can mean the difference between weeks or months on the market. The New York Village Voice reported that the average number of days an un-staged home is on the market is 30.9 versus 13.9 for a staged home.
Increase Curb Appeal: The buyer’s first impression starts here
- Look for chipped paint, especially around the doors and trim, and touch up where needed.
- Always keep the yard mowed and edged.
- Add touches of color with plants and flowers, and keep garden areas manicured.
- Rent a power washer and clean surfaces like brick, siding, sidewalks, and driveways.
- Clear spider webs from entry ways, and make sure there is plenty of light.
Kitchens: The heart of a house
- De-clutter counter tops; find a cabinet to hide appliances and everyday items.
- Keep cabinets organized to make them look as large as possible.
- Remove personal items from the refrigerator, like drawings and pictures.
- Consider updating a few appliances; this can add a lot of value to the home.
- Make sure there is plenty of light.
- Clean all surfaces including grout, sinks, corners, and floors.
Living Rooms: Help the buyer picture their family here
- Consider the flow of the room and arrange furniture in a way that is functional and inviting.
If you have too much furniture you may want to consider renting a storage space.
- Remove pictures and personal items.
- Bring the outside in by adding a plant or fresh flowers.
- Bring attention to wood floors by polishing them, and rent a steam cleaner to make the carpet look as new as possible.
Bathrooms: Clean should be the first thing on the buyers mind
- Clean all surfaces, especially grout.
- De-clutter cabinets making them look as large as possible. Consider buying organizers to hide personal products.
- Replace old faucets and fixtures. This can be a relatively inexpensive way to update the room.
- Always neutralize bathroom smells before a buyer arrives.
- Add coordinating towels and bathmats to detract from dated counter tops and tile.
- Replace light bulbs to brighten the sink area.
Bedrooms: Should be uncluttered and relaxing
- Organize the bedroom by arranging furniture in a way that makes the room seem
comfortable and spacious. Remove unnecessary furniture items and store them in a storage unit.
- Make the bed look like it is in a hotel. Linens should be coordinating and clean.
- Remove pictures and personal items.
- Store unnecessary closet items to make closets appear as large as possible. Make sure closets have plenty of light.

With house sales still dropping, it is the biggest buyers market we’ve ever seen! That means that there is a lot of stock out there for buyers to choose from. But buyers aren’t making rash decisions, they are taking their time to buy, and being careful not to get themselves into the kind of debt that the buyers of previous years did - the kind of debt that eventually lead us to this market crash we are now crawling out of. That’s smart of them. It means they are only buying houses that they can afford, something we should always do.
What that means if you’re trying to sell is that it might take a long time, and you might not get the offers you were hoping for. But the good news is there are a few things you can do to speed up you sale, and, hopefully, get a little closer to your selling price goal. Research shows that the biggest trend in home selling, home staging, actually works to achieve those two goals, a higher price and a quicker sale. So focus on making your home stand out from the crowd! Here’s a few tips on where to put the most energy.
The first thing a buyer will see of your home is the view from the street. Go out there and have a look for yourself. Be objective. How would it look to a stranger? Do some yard work to make it really look its best. Prune overgrown hedges, mow the lawn, weed the flower beds, water and fertilize everything, just do whatever it takes to make the yard look gorgeous and easy. If you’ve got some projects spread around, finish them up and put them away. And be realistic with yourself. If you think that, given the fact that you are trying to sell your home, you may never get that project finished, get rid of it. Move it out of the way so buyers can see the yard underneath it.
Now, how is the front walk? If your driveway and walkways look like they could use a wash, get a pressure washer and do what needs to be done. It’s cheaper than re-paving but with a similar visual result.
Once the yard is in top shape, look at the house. Do you have front stairs, and if so, are they all safe and looking good? How is the paint on the house? If it is faded or cracking at all, re-painting should be a priority. It has been said that painting the exterior is the one thing that increases the value of a house the most. If you have vinyl siding, consider pressure washing it.
Once inside your house, note how it smells. If you have pets, or have smoked in your house, it is probably time to have your carpets cleaned. While you’re at it, do the drapes or blinds, too. Not only will this help the smell of your home, but it will make it look brighter, and, well, cleaner, which it will be.
Statistics show that people tend to buy houses based on their kitchens and bathrooms. So whatever you can do to improve these two rooms will greatly improve the impression buyers have of your home. Depending on your budget, and the age of your home, you should consider updating the flooring, counter-tops and faucets. Be sure all appliances are in good working order. Clean out the cupboards, and oil any squeaks.
Mentioning cupboards reminds me of closets. These matter to buyers, too, and some will open them up to see what they look like. So when you are cleaning your house, don’t neglect the closets, and by all means, don’t stuff all your junk into them. Assess your possessions and give away or sell everything you no longer need.
This all might seem like a lot of work, but it will most definitely make a difference in buyers perspective of your home. If buyers like what they see, you just might be one of the lucky few who actually sells your home this year!
